What A Repo Rate Linked Home Loan Really Means
Here's what confused me initially. Today, most home loans are repo rate-linked home loans, which means that the rate doesn't change at a bank's discretion. It fluctuates with the repo rate of the RBI, which is the rate at which this central bank loans money to commercial banks. When the RBI modifies its repo rate, each repo-linked home loan changes too, generally within the space of a quarter.
The pricing system used is called EBLR, the External Benchmark Lending Rate. A Home loan rate that is EBLR is the repo rate minus the spread of the bank. If the repo rate is at 5.25 per cent and a bank includes an additional 2.9 percentage point spread, then that EBLR home loan rate will work out to 8.15 per cent. Every bank's spread is different in this gap, and it is the area where the real competition is. Understanding the EBLR home loan rate prior to signing will help you avoid confusion when the reset notice is sent, and the EMI gradually changes.
